There's a lot of noise online about first-time buyer programs, and half of it is outdated or doesn't apply in Ontario specifically. Here's what's actually real and worth looking into.
Ontario Land Transfer Tax Rebate
If this is genuinely your first home purchase, Ontario offers a rebate of up to $4,000 on the provincial land transfer tax. If you're buying in Toronto specifically, there's a separate municipal rebate on top of that, but for Hamilton, Burlington, and Ancaster, the provincial rebate is what applies.
To qualify, you (or your spouse) can't have previously owned a home anywhere in the world, and you need to move in within 9 months of closing.
The Home Buyers' Plan (HBP)
This lets you withdraw up to $60,000 from your RRSP (as of the current limit) tax-free to put toward your down payment, as long as you pay it back into your RRSP over 15 years. It's one of the most underused tools by first-time buyers, mostly because people don't realize they have RRSP savings sitting there that could help fund their purchase.
First Home Savings Account (FHSA)
This is a newer tool worth understanding: it combines the tax deduction of an RRSP with the tax-free withdrawal of a TFSA, specifically for a first home purchase. You can contribute up to $8,000 per year, up to a $40,000 lifetime limit. If you haven't started one yet and you're even a year or two from buying, it's worth setting up now.
What These Programs Don't Cover
None of these reduce your minimum down payment requirement, they help with what you bring to the table, not the math itself. It's also worth noting that program details and limits do change, so always confirm current numbers before making financial decisions.
Putting It Together
Between the land transfer tax rebate, the HBP, and an FHSA if you've had time to build one, first-time buyers often have more resources available than they realize. The key is knowing which ones actually apply to your situation.
